Thank you everyone for your opinions and comments.  Till this day he plays a "take it or leave it" game where he proposes an offer that is just another carrot on a stick and says take it or leave it, and then no matter what I comment back, the answer is "ok guess you don't want that".  I solely want what was agreed to on the "note".  I guess it's too much to ask somebody to keep their word these days.

I believe Direct Lending Partner out of Bethlehem, PA is funding all of their deals, at least that is the name I see on all of the title records.  Has anybody heard of this company?  Are they legitimate?

Another key take away for new members to the forums is that while I am in New Jersey and I hear about people in Chicago, or Hawaii, or in any other state get scammed, I am thinking to myself that can never happen to me, there must be something odd going in those states.  But the reality is that apparently it could happen to anyone, so once again the due diligence process and having an attorney is essential (not just something everyone feels as if they have to say). 

At this point even when my closest high school friends ask me to Joint Venture i explain that we will have a lawyer write up everything.  There are too many "What-ifs" and variables that I personally would never even fathom, or have the time to think about.  The last situation I would want to be in is with a close knit group, where something goes awry and everyone involved in the deal thinks differently about what the outcome should be.

And take it from me, when someone introduces themselves with a first and last name that isn't really their first and last name, let that send up a red flag.  (yes shame on me this gentleman introduced himself as Lee Morris)

@Joe Splitrock My attorney had asked me if I had done any work on the property.  I explained to her that I did not do any work at the one property in particular that was mentioned in the note.  On the other hand, I did temporarily "work" for him (obviously didn't get paid there either).  But it didn't appear she thought it was relevant enough to hold a mechanics lien on the property.

 Apologies, in no way am I trying to high lite Cama Plan in a negative way.  Although, obviously it did play a role into funding my account I had opened there.  A better wording would have been "companies such as Cama Plan".

@Matt Schelberg does a collections attorney come into play after a judgement occurs?  Or does this have its own procedure that can be followed?

@Benjamin O'Brien I appreciate the thank you.  I haven't really spoken about it since it has happened because I was slightly confident that he would keep his word.  But the stringing along and being this far down the road has led me to believe this has all of the tell tale signs of a scam.  

I can appreciate that you recovered and I have no plan to stop going through and past any challenges that arise.  It sure does have a slow recovery rate though.  Everything happens for a reason I suppose and in the grand scheme of things this may end up being a small blip on the radar

Yes @Victor S. Go figure one of those deals was in Upper Darby, PA and is where my investment went according to the "promissory note".  However he does not have any ownership interest in the property according to title records
