sub-dividing will be difficult. There are many requirements you will need to meet. We have two single family house in one lot and tried to do sub dividing. We failed after spending 10K with city and survey.

You will need to pay the mandate relocation fees at least when you do owner move in evication. When you try to do a buy out instead, you will need to pay at least $1 more than the required relocation fees, give disclosures to tenants and file paper work with city of oakland. I definitely suggest you get attorney help - at least on drafting buyout agreements, which cost at least $1K.

Thanks, Patti. The difference in monthly rent between 4 bedrooms vs. 5 bedroom is $600, which is not a small number. That

I am in the process of buying a five-bedroom single family house and noted the tenants (who was placed by the old owner) has a 4 bedroom voucher but was placed in a 5 bedroom unit. I am wondering how difficult it is to get the current tenants out and replace with someone with a 5-bedroom voucher. Anyone insights you could offer would be greatly appreciated!

I am planning to buy my first rental property (single family house) in the bay area. Is there any good lender to recommend? I have great credit (credit score around 800).
