I have been check with couples of other brokers, they all mentioned that no need to pay until appraisal is done. I think you just don't understand my question.

I have already provided documents after we signed the contract. The only thing title company needs is Status letter. I clearly stated. Also if the appraisal is not done (especially this is FHA loan).Why Seller will prepay. That's the questions

I have a rental property in Ohio, the renter is interested in buying the property so we made sale by owner (she is realtor) so she prepared all documents and suggested the title company she uses. We signed the contract on Nov 30, and I sent her by law a day after. But until today the appraisal is still not done. Her loan is FHA so the appraisal pays a big role for this sale.

Yesterday she title company sent me an email ask for HOA all documents which includes below:

  • *Status Letter
  • Articles of Incorporation
  • Audited Financials
  • Budget
  • Bylaws
  • Current Unaudited Financial Documents
  • Declaration-CCRs
  • Insurance Dec Page
  • Litigation
  • Rules and Regulations
  • Special Assessments
  • Welcome Package

So I told the lady that this should be part of the closing cost, also I have already provided by law and other documents to the buys  why she needs order the whole package, plus she was putting the wrong address for the survey. 

The lady was very rude coming back telling me I can't argue with her. I just need to pay upfront. 

So I called the owner of the title company, apparently they are aware of that the appraisal hasn't done yet. Then they keep telling me if I don't pay upfront now the price will be increase. 

 I think this title company is very unethical. Seems the admin was trying to help the buyer to get the package for her mortgage company. 

Any suggestion how to respond to this rude lady
