I did the Phill Grove program 6 or 7 years ago. This is the first time I a sharing this information. I regret why I joined it. Back then I really wanted to invest into real estate and I did value the knowledge of experts but the sales pitch made me think that my upfront 20k sacrifice would be repaid in a sequential frequency of wholesale deals based on claims of previous students with successful deals, thus reasoning it sequentially. So after paying such a hefty amount, one is left with little to no resources and to rely on the bird dog tasks. So Whole selling is pretty much your best option and to get a list of prime properties to wholesale wasn't easy. If there was any, you did not have many properties to work with.
At the end of the 3 day workshop when they pitched the different tiers of mentorship programs, I remember an older gentleman who could be my grand pa decide not to purchase any program because after hearing all their spill he could not see or observe, I quote "Phill Grove have skin in the game" for the mentorship program. In other words the gentleman had more to lose than Phill Grove on that transaction.
Each and everyone will surely have their own experience and there will never be a shortage of genuine individuals willing to steer themselves away from perpetual 9-5 until retirement, so there will always be Gurus out there.
Looking for likeminded individuals or those who have already done and just being a spectator at the very least is valuable to newbies. That is what I think.
