@Mike Feathers I am new to Florida market and I have a question about the over $4000 tax, the contractor who is working for me in pa, he used to live in psl for 20 years and his family are still down there. We saw a great deal so if I buy it possibly I will rent it out to his family member, my question is the over $4000 tax per year, so all the out of state are paying the high tax which will cut off all the cash flow, and what do they go?

@James Camp I live in Brooklyn but I have my rental portfolio in pa , most parts of the Pennsylvania are Landload friendly and u can stay to eviction as early as 6th day after the grace period and rentals are pretty strong there .

@Maxwell Frenkel I live in Williamsburg Brooklyn and I am very familiar with all the neighborhoods in here . You can certainly buy a 2 family with a walk out basement ( might need light rehab work buy it’s qualified for fha loan ) in bushwick, bed-stuy where they are very popular for young professionals to move in these neighborhoods nowadays. I can also recommend you a good mortgage broker who is specialized in doing fha loan in Brooklyn.

hi bp community, my contractor and I inspected a 10 units building in PA last week. The cap rate is pretty good slightly higher than 10 % and the disadvantages(In my opinion) its 1902 year old building and it runs septic system . I did my researches about how to train tenants by using the septic and especially we see lots of  families with young kids occupying the units so more laundries are done in the building . my experience on real estate investing is that I have done over 10 flips in NY areas and currently own 2 sfrs rentals in PA , should I go ahead with this building or should I continue to buy my sfr rentals (some has public sewer and some has septic in that area ) ? any landlords who own buildings with septic system I appreciate your inputs ,thank you
