I am a home owner looking for a tax professional who can help me get maximum tax deductions on my home. I have a home based business. I would like to get maximum deductions from my business as well. Hoping to use my tax return to purchase a 2nd property or force appreciation on my current property.

I need to convert two adjacent bedrooms into an actual 1 bedroom apartment. Kitchen, creating a separate entrance, and reconfigure the bathroom. About $12,000. I wanted to finish the basement also so I could STR. I'm 5 mins from Six Flags. The basement would cost $50,000 to create an apartment.

I recently purchased my primary residence in Atlanta for $255k. I would like to begin investing in real estate. Should I use my liquid to renovate my home to house hack or should I use it to purchase another property?  The home next me was recently renovated and is now listed for $399k. Should I hold my cash and use a renovation loan? I have excellent credit. I just don't know what I should do. I need a mentor. Atlanta investors I need your help.
