In terms of lending world and being to use the rental income, the property needs to be a legal duplex meaning title must be shown as a multifamily and not a single family in order to use the rental income separately.

I want to rent my house 6 brs, 2.5 bas as two rental units without converting into a duplex. My concern is how to handle utility bills between two units without a disagreement. I find that converting the property into a duplex is a lengthy and costly process, and I want to start renting it legally without going through a long process, because I've spent for rehabs and don't want to put in more for now. I will appreciate your helpful advice.

I recently bought my first investment house in a neighborhood that's not exactly high-end. I've done some rehabs to make it livable, but I'm finding it a bit challenging to rent out as a 6 bed, 2.5 bath house, whether as a whole or by renting out individual rooms. I've had lots of inquiries from small families who are interested in fewer bedrooms.

The house meets the zoning requirements to be a duplex, and structurally, it seems like it might have been a duplex before, even though it's currently registered as a single-family home in city records. I really need to rent it out quickly to pay my bills and to call it an investment.

I'm interested in converting my house into a duplex. I am looking for a simple design to get it done quick with a permit. I checked with a couple of  architects, both of them preferred to take a bigger project. Is there an architect who can assist with this project or please advise me what I need to do to get my project move forward?
