Cool I keep seeing stuff about this MACU loan on here. What are the requirements and how was the loan process? Do they base the loan mostly on borrower or do they factor income from the property?

awesome, how did you end up financing this?

Are there wholesalers using agents to find deals? Is the state approved REPC required if you aren't using an agent?

I don't think its considered wholesaling.

I want to send mailers to people that are receiving NODs and negotiate a short sale while I find a new buyer.

Then use transactional funding to do a double close.

jon- I read all those blogs, funny thing is I have seen a couple of them somewhere else. I will figure it out later but either he wrote and someone else posted them or he posted them somewhere else. They were good to read tho, the one about bandit signs has inspired me to go get some.

Vikram-Thanks for the kind words, this is hopefully just a baby step towards what I want to accomplish. Doing these lonnie deals will really help me improve my negotiating and people skills and get me started.
