@Leah Burns i am a registered Uber and Lyft driver. Driving for a ridesharing app is a good way to meet potential passive investors for your real estate deals. As an Uber driver, I have met doctors, lawyers, judges, engineers and even a famous hip hop DJ named DJ Drama. Back then, i was not raising capital but I am now. I wish I would have networked more with some of my passengers because I could have built a large potential investor list.

@Esteban Carrera No need to be concerned about pipes freezing now in the summer but I would reach out to him and let him know your concern for the winter months coming up. Also, see what is the situation with him and his girlfriend. He may be trying out living with her before he actually lets his place of shelter go for good. You know women are famous for kicking their man out the house just because they get mad at them.

That is a good question. I wish I knew the answer. Im still trying to use BP correctly so I dont get blocked again. I see that you can exchange contact info with people without getting your messages blocked, but if you talk about business any kind of way even through a direct DM to a connection, you get blocked from messaging. So, the only way it seems to use BP is to post questions and answers in a forum and hope people inbox you their contact information when you bring value through the forums.

Thanks everybody for answering this question. It was an excellent question and it gave me some valuable insight into what passive investors are looking for. I am currently a co-GP on a hotel to multifamily conversion project and my partners and I are looking for a few more limited partners. I will be better prepared moving forward because of the awesome answers I read on this thread today! Thank you everybody that gave a detailed answer!

@Sam Trulli you should invest into a mentorship program such as Pace Morby's SubTo program or Vena Jones-Cox's Wholesale School. Those are 2 good ones. Also check out Bill Bronchik's mentorship program and see which one would be better for you.

Have you thought about investing in someone else's deal as a private lender to get your principal plus interest returned to you? That could be an option as well as one of the mentorship programs.

@Derek Smith Since they haven't moved in and they have an extenuating circumstance, I would give them everything back because I believe that is the right thing to do.

@Alexzander Ellenbogen you do not need a realtor to represent you to put offers in. The seller can also sell you their house without an agent. If you are dealing with an expired listing, you deal with the direct seller. There is no need to contact the old listing agent for anything.

Go to YouTube and search for "Flipman". Watch all his videos for free and learn how to wholesale.
