Hi everyone! 

I'm really eager to jump right into the mid-term space, however if I go the traditional route of purchasing property/renovating/setting it up, it could take a long time (I'm not US based). 

Is it crazy to think about arbitrage for this strategy? has anyone been successfully doing it? is it possible to cashflow $500-1K a month with this strategy?

@Nicole Heasley Beitenman I'm looking to set up an MTR in Cleveland but am worried it's oversaturated market for this kind of property, would love some insight into how you're finding it, how long did it take to get a tenant, what's vacancy like there? Thanks!

@Bonnie Low do you think MTR management is possible to do if I don't live in the USA? obviously I'd need to manage a handyman and cleaner as I understand but anything else I'm not taking into account?

Thank you @Eric Puffenberger this sounds pretty good to me. Just have to make sure I'm not in an over saturated market....also I don't live in the US so it will prob take me longer to set this up but I'm excited to try it.

Hi @Eric Puffenberger would love to hear how the MTR route is going, were you able to find tenants? If yes, how long did it take. My main concern with MTRs is the timeframe from start to getting a contract signed.

I have a property just sitting in Los Angeles that I need to pack up and move to a storage unit.

Looking for a budget friendly recommendations to get this done. Storage unit doesn't have to be in LA it can be a drive away if it makes storage costs cheaper.

I think I see what you're saying. Better to have houses with debt then to have 2 without, that's how I grow over time, time being key factor...


How do you know when to sell or hold and take a loan out against the properties you own?

Hi,

Although I am not new to real estate investing, I do find I'm at a loss of where to go from here to reach my financial goals.

I own two SFH, one in PA and one in AL which are mortgage free and yield around $1800 CF a month. According to zillow, they are value at $220K and $100K.

I am confused on where to go from here, I'm feeling that multi families are the way to go, I would love to reach $15-20K a month CF somehow, would appreciate any strategy advice or direction on how to reach this with what I already have.
