Yup, my question was not clear...sorry...

How do I know if the area where I would be potentially buying, is a good place for rentals...are there rental reports, market analysis for rentals?  

I don't want to buy and renovate to have a pretty but vacant property.

Reason am asking is because I cant invest locally, I can't afford a shack in Miami ☺️

i am considering buy to hold...I have been looking into some distressed properties in Central to North Florida . However, how do I determine the marketability of a property? I just used the BP rental calculator and it provides with some rental comps...but, not the market's feasibility.

Can anybody provide a brief explanation on how the refi works for multiple properties? I understand that I get paperwork and analysis and present it to the lender. I don't understand how would I get qualified for several properties...I will have the down payment and closing costs...however, adding those mortgages would be more than I can afford on my salary...

My market is Florida. Due to how expensive it is here, I am open to pretty much anywhere in Florida that I can afford and makes sense financially.

Looking for a more detailed walk thru the refinance part of the BRRR…

How is the qualification process?  I know that that the concept is that I cash out and get the new property…however, since these are regular mortgage loans, how do I qualify for several properties on my salary?

I own my primary residence and I will probably qualify for a second mortgage (maybe)…however, I still don’t understand how I would keep getting mortgages with the same income.  I understand that the rental income will be taken in consideration; however, most of that income will go to pay the mortgage and expenses. With a profit of lets say 500 a month it will not be enough to qualify for a new property…I know I am missing something!

I have tried mortgage lenders, but they are not friendly to investors so I haven’t gotten a real answer.
