Hey @J. Martin I really appreciate all the info. Yeah this rental is in Vallejo, in a nicer part up in the east hills. They actually paid rent for last month and then just picked up and left. I can't really contact them since their former phone number seems to be disconnected so I am going to keep the deposit. I just looked at your profile and it looks like you run a meetup around here and we are around the same age. Maybe I will show up sometime! 

haha a chemist.  so do you guys write the inspection terms into the lease or is it just enough to give a tenant 24 hours notice?

does anyone use bitcoin or other cryptocurrencies?  

hey all, I have these tenants that have paid rent pretty much on time for four years who just disappeared out of the blue without any contact info.  I already posted a notice of abandonment weeks ago and regained possession of the house.  The house has an addition that was poorly added by the previous owner and it is showing quite a bit of damage.  The weird thing is that the tenants never told me that there were issues with the house.  My question is how you have dealt with renters who pay on time and say that everything is okay?  Do you schedule yearly inspections?  Also does anyone have a good recommendation for a contractor in the SF bay area (east bay) who can remove an addition to a house without damaging the original structure?  I would just restore the house to its original footprint I think.   The addition is about 150 sqft and definitely seems to have water damage from the recent rains. Basically it needs to be removed and a wall needs to be restored.  It is a small wall on the side so probably not load bearing.   We have some contractors but they usually do smaller jobs.  Does anyone have any idea how long that kind of job would take?  Thanks in advance.  

Hey all. I'm new here but I've been reading your posts and learned a lot. So my parents and I have been buying and renting out houses for about three years. I like to set my rental prices in the middle of the market, but they like to set their rents lower and sometimes it's the cheapest in the area on craigslist. What are your experiences? Do you think setting prices in the middle of the road is better than cutting the rent to the bottom to rent it out as fast as possible? In our experience it actually didn't make too much of a difference on vacancies. Sometimes you just get lucky and get someone that is willing to pay a little more. Thanks for reading!
