Hi dcg123, seems like gonna have to be in Thailand, Pattaya for about 3 - 4 months more. I will hand the investments to a reputable property management company to management after I leave.

Hi Wheatie, thank you for your patience with a rookie. Yes I was confused with earnest money and downpayment. I see so basically when I spotted a deal, I will down let's say 2% EARNEST MONEY then if no problem with getting finance or whatsoever, I will pay another 8% maybe couple of weeks later which makes up 10% then get 90% finance from the bank. In the couple of weeks, if I can't get finance or maybe found out property has an uncover significant problem, I can get back my 2% EARNEST MONEY right?

I don't have a personal agent. I either call the listing agents directly or go down to the real estate office and they ask me for 10% downpayment....now I know. Thanks alot Wheatie for sharing. Will definately post my first investment property and share with everyone how I get it.

Hi Wheatie, thanks for your input. Greatly appreciate it. I ask this because I seen quite a few properties already. Seems like the property agents like to pester or rush you to down 10% quickly even before you contact your bank for pre approval loan.

Are the steps line up correctly?

Step 1 - Call the bankers to get your finance line up for pre approval
Step 2 - View Properties
Step 3 - Found the property
Step 4 - Put down 10% downpayment
Step 5 - Close the deal

PS: What does MLS means?

Hi, I would like to know if I see a good deal,

- Should I put a 10% downpayment first before asking my bank for a loan? [b]
OR[/b]
- Should I ask my bank for the loan first and if the bank agreed to loan; I put my 10% downpayment?

Thank you for the warm welcome 4rmgt. I am from CA, currently based in Thailand for some months already and going home soon. Anyway, I decide to invest in real estate here before I go home.

I have no experience whatsoever except read up alot of books about real estate and now it's time to get my feet wet. Please guide me along the way. Thank you.
