Just curious what repair service do smaller landlord here use here? Especially I am looking for repair service for major appliances such as AC, dishwasher, washer/dryer etc (but I also open to learn about company for small services such as plumbing, fixing light bulbs etc). In the past, I have employed them through recommendation from my acquaintance or neighbors or just through yelp but the current tenant is a little bit "sensitive" (paying rent timely and not trashing the place so no big deal so far) and has repelled many of the repairmen that I have used in the past as "unprofessional" (they can definitely get the job done/fix the problem but the tenant will dispute with them for e.g. being late, not good at communication, or "cutting corners"). Therefore I need to look for alternative repair service or at least need to expand my network on it.
Just clarify I am not looking for a property management service company(I think I can handle the paperwork, screening and all that) just repair service (ideally maybe tailored towards rental property). Thank you very much!
