Hey BP community 

One of my property in Elgin is showing sigh of foundation issues (see the image below) including floor and wall cracking. Do y'all have good recommendation for foundation repair around the area?

Hey BP community!

I have an investment property in Cedar Park and it was rented $2000 per month last winter.. My property manager just contacted regarding lease renewal.

When I checked Zillow rent estimate and recent listing, the monthly rent is estimated around $2500. I have a few questions:

1. My lease will expire in the winter. Do we expect the market to drop a lot in the winter (especially with all the tech migration into Austin)?

2. How much should I increase my rent? I do not want rent my house substantially below the market but I am afraid increasing rent too much will drive my tenants away. My property manager is suggesting only $50 increase.

Hey BP friends,

I am a remote investor from California, and I am interested in purchasing rental properties in South Band. I do have a few questions:

1. Which areas are considered as >B? How about Georgetown?

2. I compared the rent estimate from Zillow and the current rental listing, and observed strong discrepancy (listing > Zillow estimate). How do you guys feel about it? Is the rental market booming here?

Hey guys

I came across a good deal for a house I would like to get as a rental property, and made my offer.

After inspection, the report show some issues that can not be ignored plus some minor issues (faulty dishwasher, not working garage door, faulty exhaust fan, etc.).The house probably needs to get new roof, new AC, new furnace, attic pest and some plumbing leaks that need to be fixed. Moreover, the house had a termite treatment back in the 90s and dryrot was found on the closet ceiling. Probably need to further inspected.

I live far away from the city I am investing in, and completely new to real estate. My agent mentioned that he can help me to be a general contractor to finish the repairs,  but I wish to get y'all thoughts on the feasibility on such investment?

Hey guys,

New to real estate investment. I am trying to wrap my head around into discount rate.

I find this online calculator (https://www.mtgprofessor.com//calculators/Calculator11a.html) which will take tax, opportunity cost, etc., into account. 

Hypothetically, these are the quotations for loan amount = $228,750. By math, it seems that the higher discount rate and lower interest always save more money (pretty short breakeven time according to the calculator).

So does it make sense to max out discount rate so total closing not exceeding 2% of sale price as long as we have enough cash? Did I miss anything?

Dear BP community, 

What are your thoughts on about these two areas, particularly in terms of house value appreciation in the coming 5 to 10 years (due to Apple new campus, etc.)? 

I am interested in getting an investment property around these areas but I do notice 78613 has lower growth compared to 78681. Any reason behind?

Hey guys,

I am about to purchase a single family house in Austin as my long-distance property investment. Before I finalize the purchase, I want to understand the status of the summer rental market during COVID19. Of course, I am trying to avoid vacancy as much as possible.

My area of interest is near cedar park & round rock, close to Apple Campus, e.g., 78681. Can anyone provide some insight?

PS: I am also searching for a good property manager as well.

I am interested in real estate investment in Austin TX during to the booming economy. Price ranges from 300k to 400k for a single house family.
