Sorry, I should have mentioned this: In our lease, we stated that Refrigerator is supplied by us (as shown below). But when we bought the property, it was working just fine. So we did not bother replacing it. Is there any other thing we need to have in a written form?

    Hope this finds you well! 

    So this is an inherent tenant from the previous owner. They almost own every appliance themselves. When I took the property, we said we are going to maintain the stove/oven and fridge for them. Today the tenant told me that their fridge is broken. I don't have any problem with replacing the fridge for them. But do I need to have any extra steps other than just replacing the fridge for them? Like any documentation or notice?   Any help is appreciated!

Hi everyone, Hope all is well with you! I just purchased my first rental. It is a triplex. Each unit is 773 sqft with 2 bed 1 bath. Each bedroom is around 135 sqft. Previous owner installed mini-split in the living room. It works fine. The problem is that, the tenant has to open the bedroom door in order to cool down the bedroom. It is very inconvenient and what would be the most cost efficient way to solve this?

  • Window Unit?
  • Another Mini Split in bedroom?
  • Other?

Hope this finds you well! 

We are trying to put mini-splits in our tenant's bedrooms. My family told me that we can purchase the mini-splits from Mexico and bring them back to the US, which can save us a couple of hundred dollars. Given that we visit my family in Mexico sometimes so the transportation is not of a big concern, do you see any issues with it? What about buying maintenance material in general from Mexico?
