Hello all, I'm also in the Tampa bay area. We invested in real estate in the North East where my wife is from. We are now planning on continuing our journey here in Florida focusing on long term investments, either multi or single family houses depending on the opportunities. @Mark Fries for people like me with a W2 cashflow is not what's making us pay our bills. Appreciation and write offs in my tax return are more important than the few thousand dollars that I'll get from the cashflow. I'm using it to cover unexpected issues and expenses. Just sold a duplex in NJ that was rented for two years. Appreciated from 380k to 460k in 2 years. In such case I don't mind a 200$ cashflow.

Christopher, I wondered what you experience was with Buildium since you signed up for the free trial? Would you recommend it?

Started in 2006 with a studio, then a 2br 2bath condo then in 2 family houses. We usually keep them rented until it make financial sense to sell them and reinvest the profit. How large to start would usually depend on how much you are able to invest / afford. I try to find the good balance between the monthly cashflow it generates and the potential growth of the value to build equity.
