I can see how starting with a 4-plex could provide better returns and learning opportunities without an overwhelming jump in complexity. I like your suggestion of targeting a property with existing tenants and minimal work needed so I can ease into the process while building my network of contractors.

Your advice about gradually raising rents to minimize turnover is a great tip that I’ll be sure to follow. Hearing about your experience moving from a 4-plex to an 8-unit property gives me a better idea of what to expect as I grow my portfolio. Thank you for taking the time to share your advice and insights. I really appreciate the encouragement and the strategy you laid out. House hacking and leveraging my W-2 income to stack properties before transitioning into full-time real estate makes a lot of sense, and I'll definitely keep this approach in mind. I'm m focused on staying disciplined and maximizing cash flow, so your suggestion on BRRRR and DSCR loans is especially valuable as I plan my long-term strategy. Hello, I am a 21 year old embarking on my journey into real estate, specifically focusing on multi-family properties. As a six figure earner, I am seeking advice and insights from experienced real estate investors on strategies and best practices that were valuable when starting out! My goal is to purchase my first property between now and mid to late 2025. I look forward to connecting with like minded individuals and expanding my network within the real estate community!

For general insight towards my income, I make about 180 K a year . I work in the oilfields and plan on doing it for maximum 5 years to get the capital to become a full time real estate investor. I’m all ears! I’ve read a couple books but I am always willing to learn… Also if you were 21 , what would you have done differently? And if you were me what do you think would be best to start out with? I’ve been looking at 4 plexes but I don’t know if I should just start with a duplex first I can’t decide on which one…

Awesome thanks Drago for the advice i appreciate it more than you know! Will definitely keep in touch with you , Maybe one day I’ll start acquiring properties in Miami , I just talked to a lender and since I am in Canada . Anything over 3 units I don’t qualify for first time buyers loan and have to put up 20% because it’s considered commercial… What do you think I should do now? Just start with a duplex? I want to set my self up in the beginning so I can scale every year or every two years. Looking forward to hear what you have to say .

Hi Drago,

I appreciate the advice and I’m going to take it all in, do you think for my first property going bigger is better? I’ve been doing a lot of reading and researching and I haven’t made up my mind on to which would be better .. A duplex or 4plex , I’m going to be leaving soon for the oilfields. Going to go for 2 years and my starting salary will be around low 200s should I go all in with a 4 plex or just start with a duplex like you said to? I want to get into the commercial side but i understand I have to start with residential to work my way up

Little about me , I’ve always had big dreams and I’m very ambitious when it comes to real estate . I have been working since I was 15 , I’m now in construction only because I just don’t know exactly what I should be doing. I’ve been leaning on the oilfields to make my first 100k and then start out with real estate investing . Real estate has always been exciting for me and I just don’t know where to start out . I have this plan where I first start out with a duplex , Rent 1 live in one for a year move back in with my parents and then leverage off that duplex to get another property right away. Seeking some knowledge and experience from others that have been doing this for some time. I’m very eager to learn , I’m all ears … Any advice is much appreciated! also what would you have done differently if you were my age . Looking forward to hearing the replies
