I hope to one day find someone who has been and continues to be successful in the Houston real estate market, primarily operating within the realm of single family properties (buy and hold, cash flow generation) and has a proven track record. 

If they would be willing to guide and challenge me, I ensure to be  an eager-to-learn, highly motivated student. Ultimately, I would hope to cultivate a mutually beneficial relationship whereby vested interests are developed both personally and professionally.

Someone who has experience in the Houston real estate market, primarily operating within the realm of single family properties (buy and hold, cash flow generation); specifically someone who has been successful in that area. I would look for them to be willing to teach me, answer my questions, ask me questions, challenge me, and ultimately have a vested interest in my personal and professional success.

Willing to put in the hard work up front (cause that's all I have to offer at this point) in order to learn from a seasoned investor in the Houston area. I listen attentively and I act on what I'm told.
Buy and Hold. Best strategy for appreciation and generating cash flow. How am I supposed to be confident that people will want to rent a nice SFH instead of buying outright and pursuing the "American Dream" of home ownership?

Over the course of the last month I have been educating myself. One key takeaway that I value has been "Criteria". Establish a criteria that you feel works for what you wish to accomplish and hold on to it for dear life. Don't sacrifice it and stick to it and you will create your own market regardless of what is happening everywhere else. I feel like I developed a pretty sound criteria for operating in the middle market. However, as a newbie, I don't have ANY capital to even think about investing based on my criteria. Do I sacrifice my criteria to get started?

Are market values in an area based upon other home values in the area, what other homes have sold for recently, etc?

Hello Everyone, While I'm extremely new to the world of real estate, over the course of the last 3 weeks I have been taking in as much information as I possibly can because I'm very serious about creating a future in real estate. Being that I'm young and relatively new to the work force, I don't have access to much capital outside of my current income. Nor do I have any assets. But as I mentioned, I'm serious and willing to listen to anyone who has the right things to say. Can anyone offer any advice on how to generate some cash flow within the realm of real estate without actually going out and purchasing my first property; or be willing to teach me (I'm located in Houston, Tx). The purpose of accumulating the money would be to put towards my first investment. -Xavier Jefferson
