Hey everyone,

What is your opinion on EMD? It is holding me back from proceeding because of lack of money to lock in contracts. I do try to get those 1-2% down, but what advice do you have for either avoiding EMD, or having end buyers, laying that EMD. Thanks in advance. Trying to scale.

Thanks Nathan. I Have a question about working with Realtors for you. Do you have specific questions I can ask Realtors if I am a wholesaler investor? I spoke with a few in the past and was shut down due to my lack of upfront available funds. I got the vibes that I was wasting their time or that I would not have the money to provide their commission. I have changed my strategy to wholesaling since and am trying to figure it out. Thanks for the advice, it is all helpful.

Hey everyone,

Who uses a line of credit from the bank and what can or should/should not use it on? Is it possible to put a house under contract with a line of credit to wholesale and sell the contract? Thanks in advance.

Any advice on using a HELOC to purchase a multi family property? Is it possible to get a loan to pay off the HELOC once it is purchased. AND have my LLC purchase the property with the HELOC?

I’ve spent the year reading, listening to podcast's, and following social media. I have not begun my RE investing journey. I am anxious in beginning to say the least. Should I get a mentor or buy a program? Anyone good to trust? I also don’t want to get trapped in any social media investing scams.

This is where my strategy lies as of now. I am interested in seller financing (Ron LeGrand) as it can avoid $ down. I am able to do a HELOC also, and flips and BRRR's scare me because of dealing with contractors, but maybe because I haven't done any yet. I am looking for monthly cash flow, long term and possibly short term.

I am ready, but feel like I need someone to guide me in the beginning. Give me some good experienced advice please. Thanks everyone! This is my first post of many.
