Would recommend having at least 2-3 elevator companies come take a look and submit proposals. In general, whenever you have a 5k+ job you should be getting multiple proposals. In addition, any standard elevator company should be able to provide a monthly service contract. Shop around for that too. If it's very old, you may end up spending thousands a year to maintain it.

@Jeff Schneider It's aimed at stopping gentrification. What they call "pushing out the poorer people to make room for the richer folks". If you get to the bottom of socialism, it's all about destroying anything and anyone who has or makes money.

They couldn't care less about improving neighborhoods, reducing blight, reducing crime and everything else...

You can make everyone equally poor but never equally rich. When they finally learn that, it'll be too late.

As @Erik Baumer is saying, how do you know she doesn't want to talk to you?

If he isn't the owner, it's very logical that he won't allow you to talk to the actual owner and will say she doesn't want to talk to you...

It sounds like this guy is one of those who just need an ax to grind and an insecure ego with a need to assert himself as someone important...

This guy can't sue you for something he is claiming you did to his property because it's simply not his property. The owner is the one who would have to initiate legal action if she has a problem with your actions.

I would circumvent him and go straight to the owner. Until you actually speak to the owner, you don't really know if a lawsuit is a actually a real possibility. Maybe she doesn't even know what's going on in the first place.

You shouldn't even be discussing it with him and tell him so because he isn't the owner.

Just go behind his back and get through to the principal here first so we know were things actually stand here

According to Bloomberg data, people are moving out in increasingly larger numbers. Although it is referring to NYC, some of the reasons like high taxes are not specific to NYC

I don't permit smokers.

As others have already said, it can potentially damage the apartment. I also find that (not labeling every smoker, just in general) when someone has a bad habit like that which is knowingly harming themselves, they won't take as good care of my apartment either and often comes along with other bad life habits.

Not really anything to "counter", it's just the new reality.

Investors are doing the following:

1. Stay and put up with the new regs

2. Sell their properties and exit to a more landlord and business friendly state

3. Keep what they have now but will only purchase out of state in the future

The wealthy are leaving New York State in increasingly larger numbers

The issue here is that your tenant has been thrown into a panic based on what the handyman and PM told her.

Get a second and even third opinion. Once the tenant sees the inspection report and hears from other contractors that the problem has only been exaggerated, she will calm down.

As for the tenant breaking the lease, it's likely she won't but if it does happen, the tenant will be on the hook like in any other case where a lease is broken.

And as everyone already said, your PM company doesn't have your best interests in mind, only looking to take advantage of you for their own benefit. You cannot have a PM like that, time for a replacement.

One major (very major) reason being that most simply don't have such a large chunk of cash when starting out to go right ahead and purchase 35+ units as if they were just buying a cup of coffee...

Would like to hear from others on this one.

Often, when I tell someone about an apartment building located in a class C neighborhood in NYC, the first question they ask is whether I carry a gun when visiting the property. The building isn't the safest and I have had gangs/drug dealers make threats in the past but I don't carry a gun or any other type of weapon when visiting the property.

Not just because it's extremely difficult to obtain a permit in NYC but more so because I believe carrying a gun would make me come off as more threatening which in turn can cause others to be more aggressive as well. In addition, don't think someone who isn't highly trained (situational and response training) will necessarily use a gun properly if it actually came down to it.

Some people insist that carrying a gun will cause trouble makers to have more respect.

For those actively managing C-F class properties, do you carry any sort of weapon when visiting a given property?

Why or why not?
