Hi all,

Wanted to reach out to everyone to talk about your best deals ever. Specifically for On-Market what is the most you've gotten a seller to come down on their asking price? Share as much detail as you want!

I had the same issue for a long while. You will need to register with Twilio's 10DLC. I ended up getting an LLC and registering it with Twilio. You can send text through Toll Free numbers if you have a basic Twilio account which won't require an EIN number/LLC, however for best results you will probably need to get an LLC or Sole Proprietorship and register for an EIN tax number.

Hi All I was hoping someone could give me a ball park range for these common rehab items for Indianapolis so I can quickly calculate rehab cost. Or if someone in the Indianapolis area has a spreadsheet with their cost for rehab that would be amazing.

floors (per sqft), most likely LVP
paint (per sqft)

Drywall repair

Demo

Full Kitchen remodel

Full bathroom remodel

Roof replacement

HVAC replacement

Water Heater Replacement

New lighting (per room)

Siding replacement

Fascia/soffit replacement

Window (per window)

Door (per door)

Some of these like kitchen remodel is broad so please feel free to be more detailed (I.e. for kitchen cabinet cost, backsplash cost, etc). Thanks everyone!

Looking for an investor friendly closing attorney/title company for the Boston metropolitan area. Needs to be able to deal with assignments/wholesales and quick closings. Any recommendations?
