Ill cut against the grain here. Own residential, work in commercial. 

Residential investing will teach you what you need to know, scaled down, as far as running a business and numbers go. 

Working in commercial will play to your analytics background, and will allow you to build robust systems and processes. 

Everyone that I have worked with on the commercial side has been awesome, and I have learned a lot through them.

Welcome back! Yes, meetups are great! Also, talk to as many people on here as you can. I have found some great connections on BP. Don't be afraid to cold message people. Just being on BP means that they are more into RE than 90% of people, and are probably willing to talk to you about it.

Many people have bought at higher rates, and have made STRs work in that market. I think the better question is, HOW do you make it work? Not really seeing people just buying properties off of the MLS and making them work as STRs anymore. Now, it is more targeted and has to be designed and run very intentionally. The data is pretty accurate on Air Dna, but you should still confirm with boots on the ground.

As far as lenders, we (The One Brokerage) can do it, as well as a plethora of other lenders here. 

Property manager and cleaning crew are going to be harder to find. Again, check in with boots on the ground.

I definitely don't think the rental market is saturated (except maybe large MF). Get with a good local agent who understands the submarkets, and buy for the long term. You'll do well.

Any of the NC cities you listed are a good go-to for the mid to long term in my opinion. Everything here seems to be growing.
