 Yes it seems to be that coverage includes only fire, smoke, ruptured pipes and fallen objects, unless any of these are caused by an act of terror ... And they charge 4 to 5 times more than a regular full coverage. Go figure.

Hello fellow Canadian investors, I am about to close on my first flip in Laval, Quebec and was wondering if any of you had suggestions for finding a decent insurance company that will provide insurance for a vacant property while it is being renovated.

Has anyone ever had coverage for a flip that includes damage caused by water infiltration, theft or vandalism? I asked a few insurance brokers and I can't seem to find an insurer that covers any of that, which in my opinion defeats the purpose of having a policy since those are the problems most likely to occur.

I read your profile and  hope you achieve all your goals with the help of this community. And who knows maybe one day we will cross paths since we are looking to do the same type of investing in the same area :).

Hello everyone, 

my name is Elie and am newly subscribed to BP but have been listening to the podcasts for a few weeks now. I am also a fairly new investor, having acquired our (my wife and I) first rental property less than 6 months ago. We also own a single family home but I would barely call that an investment since our goal was to flip it but have been living in it since 2011. Instead of flipping it, we rehabed it according to our taste and have since fallen in love with it. We now know exactly what not to do when looking to flip and sell :p 

I have joined this community to learn more about RE investing. Even though I have been educating myself since 2009 by reading books and blogs, watching webinars and tv shows, listening to podcasts and having hands on experience in the RE world (I co-own a reno company and am a mortgage loan officer (as well as a personal finances advisor)), I believe that we should never stop learning and sharpening our skills. 

Thank you all, and I hope to chat with as many interesting people in this community as possible !!
