Hey Matthew thanks a lot for this note. I've never been to Idaho but would love to get up there for the natural beauty and recreation opportunities. I hope we can connect soon and talk about some possible deals. I have a good stock of dry powder and fantastic support from my local bankers so ready and rearing to go on the next project!

Hey Drew thanks a lot for this note. I will definitely check it out. I'm definitely really pulling for my neighbor Detroit and hope that things will keep turning around there. The problem for me is it's so close to where I currently operate that it's tempting to self-manage. Whereas I think the next step up for my investment strategy will be in more diverse potentially out of state areas where I can recruit third party professional management rather than doing it all myself.

Thank you Alex, I'll contact you directly. Would love to check out KC! I'm not emotionally attached to any specific market yet.

An ideal project might be 20 - 30 units, with a combination of healthy cash flow and appreciation opportunity. As turnkey as possible with opportunity for organic improvements and revenue growth as units turn over but I'd prefer to stay away from a major league rehab at this point. 

It would be awesome if the market climate was such that there could be additional similarly attractive properties so that eventually I can do more than one. So therefore I'm not trying to catch the tail end of the current wave more like get on the leading edge of the next one, to use a surfing analogy :)

And of course quality professional management in the area. I'll have to spend some time browsing the forum to catch up on the debate about which markets are most attractive. This is basically the first time I have looked up from my home turf to see what else is out there.
