The new search functionality has a lot of problems.  Right now the forums are basically non-navigable to me.

For example, if I search for 'Oklahoma City' and select forums and sort by 'Latest,' it looks like I just get all of the latest posts regardless of keyword.  Even if I wanted to reply to certain posts, I'm not sure how I'd locate them at this point.  Love BP - forums have always been the backbone of it, so wanted to give you a heads-up.  Maybe I'm just doing it wrong?

One of my older places is exposed to the wind and prone to freezing under crawlspace.  It is all pex now, but I use the Easy Heat Freeze-Free cable over it.  That stuff is outstanding, can be cut to length(comes in rolls), wrapped over itself, is self-regulating (doesn't heat up unless it's cold) and generally fire-safe based on the way it works.  Highly recommend it - best solution I could find for the job.

For the record, I was able to get the city to agree to provide commercial cart service - 3 cans, no recycling, no big trash service.  But it wasn't easy.  

Guess I'll need to ask more questions about the trash situation next time I purchase anything with 4+ units.

Just purchased a 4-unit property (Two duplexes on one lot).  Finding out that 4 units and up now requires a private trash hauler and the old owner was grandfathered in to city service.  

I contacted Waste Management, who can offer me a small dumpster -- Problem is there isn't really a viable way to keep a dumpster on site so the truck can get to it.  I then talked to the WM residential division to get cart service and there is a city ordinance that the only hauler who can furnish garbage cans in city limits is the city of OKC.  

I have a call in to the city running it up the mgmt chain -- The property is under one address with the assessor, and metered the same way for water.  Since it's two duplexes with unique addresses, however, I'm hoping maybe they would split the trash into two separate bills.

Now I'm hearing the cans have been picked up, even though they placed a hold on them.  Not sure where to go from here as I'm banking on the city to pull some strings for me.  Has anyone else experienced similar?  Any advice is much appreciated.  

I've always invested 2 or 3 unit properties prior to this -- the things you learn!

I invest in OKC and live out of state.  I also believe the fossil fuel industry is going to get hit hard over the next 20 years, but I still believe in OKC for many of the reasons Rodney Miller kindly provided.  

I also lived there 10 years and have seen much of the transformation with my own eyes.

Been there, done that a few times, so I know where you're coming from.  Worked with Angela once or twice as well.  If you know of any good builders for such a job, please let me know.  I also have a few in mind whose names I've seen in the historic preservation agendas.  Thanks!

Rob - good stuff.  I'm in the historic areas myself: Mesta Park, HH East, J-Park, etc.  Exciting times. Have you ever looked into adding a garage apt / accessory dwelling unit where a historic garage once stood?  Have a couple properties I've started thinking about augmenting if the codes allow.

I have used Edmond Hardwood Floor over the years on several old homes: for refinishing, repair and completely new floors.  Highly recommend.
