Thanks for the post Steve. I've been working the number and they keep looking good (for the particular piece of land that I'm looking to purchase/build), and as long as I can do at least about 70% of the work. I just keep second guessing myself, because I would think if the numbers work out, there'd be a lot of other people doing this. But I really don't see any investors doing it, which makes me think I'm missing something.

I've got 3 residential and 1 commercial rentals. My partner and I perform about 90% of construction works on our projects. I'm wondering if building a new home (about 1300-1500 sq ft) is a common practice for rentals. I'm seeing some good land deals and keep wanting to jump in and at least build one house just to test the concept. Anyone on hear that does most the work do this?
