There will probably be a several week or even month longer delay in getting anything back from the courts due to backlog. Probably something similar to the foreclosure delay in 08. Even though the eviction process is very simple compared to foreclosures there are going to be thousands of evictions flooding the courts when they start allowing evictions again..

Regarding getting a judgement for back rent we rarely go after back rent because most tenants are essentially judgement proof and it’s not worth the time. Do you think you will be able to collect from your tenant?

Hi Matthew,

We filled up about 17 units in the month of April which is about average. I think May might be a little slower because the April lease ups were people who had already given notice to their landlord that they were moving.

We even rented a unit in a condo building that didn’t allow showings because of covid which was surprising.

@Brian Garrett . Hi BRIAN,

We collected about 97% of rent for April so most of our landlords have not been affected yet. Interested to see how May plays out. I imagine there would be some over leveraged smaller landlords that are going to be affected by the upcoming recession depending on how deep it goes. But there are plenty of investors with cash that are ready to bid up any upcoming “deals”.

Palm Beach County has several good areas to invest in. Our main iinvestment type is in the class c multifamilly asset type. Mostly single story 2 and 3 bedroom units that rent for $1200 to $1400 per month. We try and stay away from rough areas like parts or Riviera Beach, Belle Glade, east Boynton Beach, Lantana etc. Our investors have been purchasing apartment complexes and single family units in Lake Worth, Palm Springs and Greenacres for 110K to 130K per unit that rent for around $1300 per month.

Our company manages over 500 apartments and single family homes in this area and most of investors continue to purchase so I feel like this area is a good buy and hold location but I was wondering how the BP members view this sub market? Any thoughts?
