It's Possible to see multiple assignments on a single transaction.  But be careful who you assign to of course.

It's possible in some Mls' in Florida.   Not sure about Texas.   But with a market this hot, you almost don't need it.

Simplest explanation is go get an attractive deal under contract, then sell the contract for a fee.

We use an S Corp for flipping and LLC for rentals. Also the companies are the beneficiaries of individual Land Truats that are created on each purchase.

I can buy a cottage on the on Beach in a town called Indian Shores under 450k. It would be an easy STR, That will already have several furnishings

This house is on a quiet street in a good neighborhood, close to shopping. The house has 3 bedrooms and 1 bath and a carport. The back yard is fenced with a shed, and the house is solid block on slab construction. You can keep the window unit AC's or add central heat and air if you want. The Roof is in good shape. Windows are older and metal, and the kitchen is dated but does have functional appliances. Some of the flooring was already pulled up, and some you would want to finish. But the living room already has a decent laminate flooring. The bathroom was updated at some point, and looks okay.
