Hi Guys,

I'm looking to invest in an Airbnb in Germany. I think certain areas have proven steady bookings even during the pandemic so I feel comfortable moving forward. Do u guys have any knowledge/ experience with short term rental marketing in Germany (particularly Winterberg/ Willingen)

Plus the added benefit that property in Zeeland has that u can always rent it by the night to tourist. Tourism has been a major economic driver in that part of The Netherlands so I think that will a good alternative.

Hi Ivor,

What would define wholesale as income. The sale of an asset, or the right to buy this asset would be defined as capital gains and therefor qualify as box 3?

After doing three small multifamily projects (mostly rented to students) I felt like it was time to diversify my investing and look at a different type of tenant in order to spread my risk. Little did I know I was forced to change my investing because my private money lender, which was used with the previous deals canceled my line of credit. 

Currently changing my focus to condo's/apartments that consist of two floors that need some BRRRR with the potential to rent out to two individual tenants. But open to any suggestion to look into an alternative investing strategy.

My team currently exist of a rockstar whole seller, and a contractor!

Current got quoted 3.65% for 70%LTV for a 7 year period fixed. With the current recession upon us it would make sense and get a lower rate of 3.3% for 3 years fixed.


Where do u see rates for commercial mortgage going?

Hi. Nathan,

Just on a side note isn’t the following true regarding the 1% rule. If a property is valued at $6 per sq meter/foot as long as u can buy it for around $600 per sq it’s makes sense as a deal right. Consider fix up cost associated in order to get the market rent per s.q. ?

Hi BP'ers

What pro tip can u give me to analyze te rent/buy prices ratio in a given area. I find that the area's that im interested (greece) does not give a clear statistics about the prices per s.q. meter. Is there a convienent tool that you can suggest to load it with data in order to have a better view of the area's?
