looking to connect with PM's in the KCMO area.

I have been looking for "private"money lenders for a few weeks now and seems like they do not exist.  The ones that call themselves "private" are just hard money lenders that still need to appraisal and basically abide by the same rules as conventional lenders.  Maybe I am just looking in all the wrong places. (for context, beginner over here with 4 units).

I manage a small home services/contractor business in the Seattle area and wanted to put feelers out there for anyone else in the same industry looking to meet up, share ideas, what works and what does not. GC, Landscapers, Pressure Washers, Roof Companies and all the other ones.

 I feel sharing info will only make us all better.  Let's have a coffee and chat or if there is a bigger interest we can start a local meetup.

I have two SFH in KCMO that I need to refinace out of hard money loans into a 30 year product. Each tenanted at $1k. They recently appraised at $125k and my loans are about $100k. The lender did not allow me to roll the closing costs into the loan, and needed about $15k of closing costs for each house. I unfortunately can do that right now.

Looking for someone that is a little bit more flexible on LTV with some creative options.

Any thoughts or recs?

Looking for some advice. Still a relatively newby here.  One of my rentals has asbestos siding.  I have called multiple insurance agencies and none of them want to touch it.  When doing research google says insurance agencies will insure no problem, but that does not seem to be the case for me.  Property is located in MO.  Siding is still in good condition with no need to replace or remove.  Only hurdle seems to be the insurance...

Thoughts or tips welcome.

Welcome Ivan, There are so many REI professionals in SEA. The market is really hot here but there will always be opportunities. I am also new to the SEA area having just moved from South Africa. Ask questions, get involved and grow your Investment opportunities. Wouter

I have also been hearing very good things about Bremerton when you compare the prices to Seattle. Most people probably spend 30mins in traffic anywhere driving in Seattle s the ferry kind of even it out.
