Hi Russhell Polk , It's great to have some ready buyers, but I'd really focus on getting some great deals. When you have great deals, the investors will come to you!

Hello BP, I finally received a call in response to my yellow letter campaign from an absentee owner that is interested in selling. The house is currently being rented so I'm assuming the cost of repairs cannot be too much. Then again, I have yet to see the house in person. How do I run the comps to come up with a reasonable ARV?

I just sent out my first batch of yellow letters to absentee homeowners. Hopefully over the next few days I will be receiving some calls. Are there any specific facts I should be gathering during that initial contact with a potential seller? Or is there a general script I should follow? Thanks in advance!

Hello again!

I know this post is quite old now, but I did not wait to start a new thread stating the same things over again.

I've taken almost the last 2 years to work and gain experience in both the mortgage and real estate industry to become even more familiar with a lot of the terminology and how things work.

Now that I have a firm grasp on many of the concepts, I'm happy to say that I will be starting a direct mail campaign today to wholesale properties. I'd like for the BP community to help guide me around the pitfalls along the way. I will keep this post updated with my questions and progress along the way.

Hi Everyone,

I'm a 23 year old college senior graduating in December living in Florida.   Over the the course of the last 8 months or so I've spent a great deal of my time educating myself on various aspects of real estate investing via books, podcasts, seminars, etc. and now I feel confident that I have the basics down, but my dilemma is finding the money to make deals work.

My goal is to acquire properties to hold and rent to create passive income.  I'm aware of the wholesale technique, my only issues are that I'm having trouble finding 'motivated sellers' and in the event that I did find one, how do I go about getting it under contract and finding a buyer willing to come in and take it over?

I'd like to make some decent sums of cash off of wholesale deals and start purchasing lower-middle class properties free and clear to rent.
