The world is full of gentlemen! Thank you both. Austin, the guy who crawled into the crawl space (oh. I just figured out why the call it that lol) said it's leaking and needs to be replaced. If I call the county, will they insist on me giving them the address? I don't want to in case I decide to go illegal, put in a 38 gallon and not get a permit...

Thanks for the link--it's a cute little thang (as we say in the South) but it's 38 gallons...code sez I need 40. I offered to boil 2 gallons of water a day but they said no dice.

I did investigate tankless but they're a lot more expensive with installation. I doubt if one for a mobile home would work, since the problem is given the size of the property the short 38 gallon tank that is available is 2 gallons too small...I might be stuck with a tankless, I guess there could be worse things, but since grabbing this property I've been bleeding money trying to get it ready. Dang hot water heater was working when I purchased!

I sure somebody can help me. My property was built in 1986 on a crawlspace. It's got a 38 gal electric hot water heater (a short one, since the crawl space isn't big enough for the normal size) that just died.  I've found out that since it's a 4 bedroom, current code now requires a 40 gallon. Can't find one locally.

Can I just get a 38 gal and get somebody or their uncle Bo to install it or is that begging trouble for the future?
