@Jay Hinrichs Any recommendations for seeking hard money on just the rehab costs of the project? Most of the hard money lenders I've spoken with want lend against the purchase, but are reluctant to lend against only the rehab costs. Im doing a high end flip and I've just closed on the property, so I'm only seeking funds for the rehab portion. I've financed all of my previous projects in cash.

There's definitely still a demand in Daly City and it's much more landlord friendly, but the rental growth or equity will not increase as fast in that specific area.

Hi @Pratish Halady, it's great to meet you. I'd avoid Daly City if possible, given the lack of demand to live in Daly City. Most locals view Daly City as a transitional move, while trying to get closer to the city. For multiunit rentals, I would focus on the Richmond and Sunset districts within San Francisco. Does anyone know if there are any tax or financing benefits to owning a 55+ Restricted Age Community? 

It's 22 units, 90% of occupants are over 55, located in Sacramento Ca. 

Any input would be be greatly appreciated.

@Chris Kirk In your experience, where in Sacramento are you seeing the fastest rental increase? Oak Park, Curtis Park, East Sac, etc?

@Raimondo F. I've used Fiverr for logos, but you have to be very specific on what you're looking for. Typically, I'll draw it out and have someone on Fiverr create a vector file of my drawing for $10 or less. It's working out great thus far. Obviously design is objective, but here's a logo I recently had someone create for $5 - http://www.britelitehomes.com/.

I've investigated 4plexes and 5 unit buildings with my current residential agents and they've been great. However, I'd like to acquire something slightly bigger between the 10-30 unit range. Do you primarily handle residential or commercial?
