Hi - Looking at a Mixed use property (5 apartment units and 2 retail spaces). Looking for my options in terms of financing? Is a commercial loan the only option since there is retail?

I know the seller is motivated because they were present and leading the property tour. I guess what I am asking is based on the few numbers I provided what would people offer for it to make sense to them. I apologize for this being an unanswerable question.

Hi, 

So I have a deal that I am looking for some guidance on. Duplex (1st floor retail, 2nd floor 2/1 apartment). Seller is putting off the vibes that they just want to get rid of the property but aren’t going to give it away. Current list price is $400k. Needs approx $30k in rehab. If total Projected rents are $2700/mnth. Taxes $3600/yr. What would you offer if you wanted it to cash flow with a standard down payment? Numbers don’t work without low balling but figured I would ask the BP crowd to see if I am missing something. Any owner financing ideas to make it cash flow?

I am open to Single family. I am also researching storm damage homes. Have flipped homes but looking to get into Rentals that cash flow without having to pay for the whole thing in cash.

Interesting! I just assumed a condo could have amenities similar to a hotel but added bedrooms for a larger family. Will Look into some SFH in areas that allow STR. Thanks!

Thanks Fellas! Tom I am looking for a deal sourcing/lending partner. Looking for someone who is good at sourcing legitimate deals and assist with funding. I would provide Construction Management and full transparency with the subcontractor/vendor pricing. Profit split at the end of a successful project.

Hi - I am a licensed GC and have 20+ years of construction experience. Also have access to many reasonably priced subcontractors. Have flipped a few houses in the past. My question - what is the best way to find a real estate partner? Looking for someone who doesn’t struggle finding deals but struggles with the rehab aspect. Thanks
