@Michael Ehmann funny you mention the Atlanta united flag. I drove by my other rental the other day and guess what? It had a United flag outside of it lol

Hi. This is good information. How would you go about determining if 30 percent of the street or immediate area has turned? Could one way be to look at recent sales? If so. How many years back will you account for? I have been looking at some areas in east Atlanta where a house in decent shape is about 250k but surrounding areas have 300s (rehabbed) and 400s (new construction). The area has also has had 25/125 homes that have been sold in the past 2 years. Not as many homes sold recently on the street, but the neighbor who are a younger couple indicated that the neighborhood is mostly older folks and younger folks will be buying more and more as the houses turnover, or get sold at the new higher prices.

Also, what areas would you recommend to find these properties ?

I am still relatively new to Atlanta. My strategy is buy and hold. I am seeking to buy a single family house (3 bedroom/2 bath). I am seeking to learn about the areas with the greatest potential for appreciation within 5 to 10 years. Areas that are already relatively low crime area. What are areas that you are looking at or know of? Thanks

The house I have there doesn’t need much maintenance and I have good tenants. A lot of people work at the CDC or emory and want to be close by. Most are mid 30s to mid 40s with families.

North Druid Hills is a developed and nice area. Rentals don’t need to be furnished. The area is close to everything so I’ve always found tenants easily who are willing to pay any where from 1850/1900 and up for a 3br house

@Kevin Polite I see you know a bit about that area. Those streets aren’t too far east side walk. Definitely would appreciate your opinion on that neighborhood where emerald, crest field l and hartfield are in.

@Kevin Polite Hi Kevin, pls see the map above. That specific neighborhood has crestdale dr, emerald and hartfield Cir se. 

Why wouldn’t you by a 250k place that gets 1700 in rent if the rent is above the mortgage. I’m still new to this so hoping to learn. I’m mostly trying to go after the equity/appreciation. So as long as I can pay the rent and have a little extra to fix the issues I am fine. I thought about buying in Summerhill where I can get a 350k home and rent for 2500 but with all my assets, I can’t afford that much and probably don’t want to invest that much in down payment.   I also don’t know the city enough to risk somewhere cheaper where there might be more crime.
