I would be glad to serve as your Realtor for any properties you need to sell. I sell on the open market so available properties can be presented to end users as well as flippers or buy and hold investors. Selling on the MLS increases the prices at which the most distressed properties are presented to the people who are more likely to invest more because they do not have to sell it quickly. Good for the investor seller.

Arkansas is not a wealthy state. This is a factor. Some areas are attracting a number of part time residents who own vacation homes, many of which are priced out of reach of the majority of residents. Arkansas is very seasonal -horse racing Jan. to May, lakes June to Sept.  Not much is year-round. Therefore, the natives can’t afford high end houses.  Wages are among the lowest in the country.  Inflation is minimal and prices are pretty flat, no more than 1% per year.

We have created a group in Hot Springs.  We try to meet monthly and our group includes two Realtors (I am one), some finance people, and several other investors.  We generally meet for dinner on a weekday night.  If you will send me your email address, I will see that you get invited.

I am new to the business.  Living in what will be my first flip. I would like to know others in Hpt Springs to network regarding contractors, Realtors, financing, and other things I don't know I don't know. Is there already a group that meets regularly?
