Once you get a solid list together, I suggest paying for a dialer like MojoSells, or if you're doing expireds, Vulcan7, so you can burn through the numbers fast. Manually dialing you'll never be able to ramp up your production enough to be meaningful.


thanks for your response, it was very informative can you touch on the dialers a little more? and I'm looking to call the expired listing to ramp up productivity. Also, do these dialers have a set script, or do I have to write one.

In the city, you're going to want to find something unique (of course) and that is Zoned CMX3 or above (CMX4,CMX5, IRMX, etc.). 

If it's a duplex or other multi-unit building you've come across or you have access to, then you may be in a good spot. 

Your next hurdle thereafter will be with the HOA/Condo association and navigating subletting & rental rules and regs. I do see this step as a big jump for an individual to make on their own, rather, if it's a a Professional Management company approaching the Association instead of an individual on their own, they have (in our experience) treated it differently and permitted the Airbnb.

Hello Guys!

I'm new to bigger pockets, but have been watching and listening to the show for months. I'm interested in starting my path into real estate investing. I'm in the process of learning to calculate deals, and I've come across a potential opportunity. My reason behind this post is to ask if anyone can point me in the direction of some knowledge about senior living centers?
