Wow John, $20,000 in fees! I dont have that kind of cash at the moment I really just want to make sure I dont find myself at the closing table with a seller and a buyer ready to make a deal and find out my paperwork is not valid or that I did something illegal. I was hoping it would cost a few hundred bucks. Thanks for the advice

Steve, that sounds like a good plan. I think that is my next step is to find who the local investors are using to close. Thanks so much for the response I love this site.

I found a local wholesaler's squeeze page advertised on Craigslist and I am trying to contact them to see if I could work with them but have not received a reply yet.

Thanks mike but we don't have a local Reia here and I would like to know I have the appropriate legal contracts and the ability to close before I begin doing all the work to find a deal and a buyer. I would hate to find a seller then be stuck with no contract or even use the wrong contract.

Hey everyone, I have a question. After years of learning I'm ready to start taking action wholesaling. I thought my first step should be to find an attorney willing to do assignments and simultaneous closes and also get the proper legal documents I need. I did a search for local real estate closing attorney and only found three locally. One has a disconnected number, one is not even based out often state but advertises for my area and the third was a firm that practiced many different areas including real estate. I called the third and said "I need some legal advice for a few real estate investing strategies I would like to do. I basically need an attorney to help me with the legal aspect of the transaction." The lady on the phone sounded confused and said" investing? We help people buy and sell houses but we don't do anything for investors. You want an investor attorney." She then gave me a number to an attorney reference center. I called them and said the same thing and they told me I need a real estate attorney then gave me the number to the New York bar assotiation.
What am I doing wrong? I can't find a local closing attorney to work with.

Thanks for the advice Nathan. You are a great help. I thought the standard state contracts had a clause that prevented assignment but maybe I am wrong. I will need to do some more research but first I will find a closing agent that is willing to work with me.

This is my first time posting and I am a complete newbie. I have been learning as much as I can and feel I need to now take some action. I feel my first step is to contact an attorney to find out what is legal in New York and acquire the appropriate legal forms needed to begin to wholesale properties. I want to try and get a property under contract with the ability to assign the contract to another buyer for a fee but also have a good exit clause in case I can not find a buyer. My question is how should I go about finding an attorney to help me with this? I do not have a REI Club locally. Should I contact a closing attorney or a real estate attorney? Do I just call them up and ask how much it will cost to get some advice and maybe some legal documents drawn up? I feel like when I tell them what I want to do they are gonna laugh and tell me I have fallen for some get rich quick scam rather that work with me.
