I guess it is easier then I expected b/c I just want to a Hudson&Marshall auction in Houston and found myself a buyer. Now the tricky part is that I focused more in Conroe ( 1 1/2 hrs ) from where he wants to do business but the main thing is I got a contact. I guess its nice to have an easy way out by trying to next best thing but honestly it just takes a little bit of sweat blood and tears.

Yeah I talk to someone from there and they said the would train me and give me a percentage of the closed deal. I guess its pretty much like bird dogging. I am just getting my feet wet with the wholesale business and found myself with so many info but doing is kind of difficult. I have a buyers list of 10 right now but most of them are kind of old and not too serious. I guess it would be a waste of time spending $500 on something I can do on my own.

I got contacted by this company wanting to use my contracts I have now and will have, they will close them with their directory and they give me an 8%-10% commission.

I am going through a private lender to do my first rehab on a HUD home b/c my conventional fell through on the last min. I don't have much time so I was trying to find a private investor or lender asap and I found one whose states he needs to hold my repair budget money in escrow. He will control the money where he would give the checks to the contractors and also to myself so I could buy the supplies.

I feel kind of uneasy about this because he would have full control of my cash, does this sounds like a normal procedure ?????

I CURRENTLY HAVE TWO BUYERS RIGHT NOW AND FOUND ONE PROPERTY THAT WOULD BE GREAT FOR ONE OF THEM. SHOULD I PUT IN A OFFER FOR THE PROPERTY SO I CAN SECURE IT THEN GIVE HIM THE ADDRESS SO HE CAN CHECK IT OUT?

I FEEL LIKE A DUMBY BUT THIS IS MY FIRST DEAL AND I WANT TO MAKE SURE HE DOESN'T SCREW ME.
