Thanks for the input everyone. More info: I was looking in the areas around Detroit because I have family in Royal Oak. I have about 25-30k to invest. What are everyone's thoughts on the Hazel Park and Ferndale areas just out of Detroit?

Dear Michigan Investors,

I have come across an opportunity to purchase a duplex in Hazel Park, Michigan. The numbers work out great, and the property is old (1922) but passed recent City inspection.

Any advice/concerns/warnings about buying a property in this area? Other than the typical analysis points, anything specific to this area I should be looking at?

Hello everyone! I am a new investor, and I am looking for my first rental property (or two) in the Detroit area. I will be an out-of-state investor (I read all the warnings/cautions), but I have family near Detroit that I visit 3-4 times per year. Detroit also seemed like a good area to start out in, given the low prices and pretty good rent-to-price ratios.

Does anyone have properties near Detroit? Any advice on areas to avoid? Areas to look into?

I appreciate any and all advice. Thank you in advance!
