Hello.

There are so so many Tenant Screening Services!
Not sure which one to use.....
Which is the best, and or most, comprehensive service out there?

Probably somewhat of a newbie question, any advice would be great.

I have read more than a few places to refer to yourself as the Property Manager rather than the Owner, which sounds like excellent advice.

Now, how do I go about doing this when I do not have a company or another name to recieve checks addressed to?

I currently have only one building, would it be a good thing to establish an LLC this early into things?

Not sure how to handle this once I must let the tenant know who to make the checks out to.

What to do in this situation?

Question:
Is the bank account #, credit card #s on the applications necessary?
Do you guys use these on your inital applications?

Just seems a little strange as I never had to give this info when I was renting, and would probably be a little weary to give this info out with thoughts of getting scammed.

Do I need these numbers to do a credit check?
I just don't want to push away a possible good tenant who might not feel comfortable giving these numbers out.
Thoughts?

Hi Everyone.

I'm new to the LL business.
I finally got my units clean and ready to rent.
I have some lease forms to work off of, and a good realtor friend helping me with most things.

Was wondering if anyone has, or can point me to a link, where I can find an already formatted (.doc/.txt/etc) file of an application.

I found one online when I first got the building, but for the life of me can not find it or something similar now...

Just looking for something basic for screening, with name. addy ss#, consent for backgroundcheck/credit check, prior landlords, employer info, references, type info form that I can print out.
