many multi's in the area have a flat water rent listed in the lease as a separate number with a clause allowing adjustment with 60 days notices based on increased use or municipal tax increase.  This can impact the desirability of a unit if it is not customary in your specific pocket of Philadelphia but also allows for a lower true rent when it is status quo.

I've seen interesting property in Bridgeport and .West Conshocken you may want to check out those areas.

immediately!  I inform my tenants as soon as there is an issue, just as I want to know if the roof were to begin to leak immediately.

We have a couple units with the NEST thermostat.  I am not sure that it really matters relative to the utility bills but it makes a great impact from a marketing standpoint.  We have not had issues changing from one tenant to the next.  It is simply reset and then the new tenant sets it up with their info.

We have small conversion buildings, 3 units in a building.  Our tenants tend to be young professionals.  Some of our tenants have no idea how to maintain or clean an apartment.   We provide a section in the apartment manual with step by step cleaning instruction.  The information is provided in 'how to get your security deposit back at the end of your lease' language.  A small basket of moving day useful and cleaning supplies is a thoughtful move in gift.  A container of some kind from the dollar store with hand, dish & d/w soap, toilet paper, paper towels, a few trash bags.  The stuff they may need but may be difficult to put hands on while moving.  It is helpful to the tenant and supports the cleaning info in the apartment manual.

Triplex damaged by mold due to leaking roof of neighboring building.  Water leaked down party wall causiing mold in our building.  Mold is apparent in first floor unit.  First floor walls that had visible mold have been torn out to dry and dehumidifiers are running.  

The neighbor roof leak has been repaired by neighbor.  Now we must get our units repaired and we want to be sure there is no lingering mold.  The building still smells like mold.  We are assuming that remediation is required. Anyone have suggestions for procedure and Philadelphia local company that would deal with mold issues?

Absolutely charge a fee to cover costs of background and credit checks - fee for each applicant as we run checks on everyone living in unit.  In addition, non refundable deposit of one months rent due with application and application fee.  Deposit refunded only if we, as landlord, do not accept applicant.  

Would rather have 1 applicant that is serious than more who aren't sure what they want.
