I am looking for a private lender who will lend capital without a formal appraisal.  When I lend capital, I have to have an appraisal or site inspection.  This unique and horrible situation requires a lender to close without a formal appraisal?

That's good the Buyer wants the property.  It is not my recommendation to due a (3) year term.  Due extensions to (3) years with set fees for extensions.  This will allow you to look at the credit and financial situation of the Borrower annually to assure performance.
