I agree with Nancy, Quickbooks Pro for desktop works great and there is no monthly payment.  Uhm except the 9.99 charged buy your bank to download your transactions, but there is a manual way around that as well.

Great location, beautiful community, easy rental.  2BR/1BA with screened porch.  New kitchen with SS appliances.  100% tiled with newly tiled Kitchen, Dinning Room, and Hall.

Currently leased for $900/mth. Rentometer says can easily increase to $1000 for 9.6% ROI.

Well done Bryan and best of luck going forward!

Good read.  I just converted a vacationrental duplex to yearly leases this month after one year.  Money was good but was zoned for three months minimum stay.  A hater neighbor complained a couple tike so that was the end of that. 

I will clear same per year gross but the net will be much higher due to less expenses (cleaning, electric, state and county use tax).  And the income will be steady now and not seasonal.

I own a couple of Duplexes outright and am looking to leverage them to buy more property.  Looking for lenders that can provide non recourse loans.  The properties are in Florida.

Any help would be appreciated.

Stephen,

I am ready to expand and will need leverage to do that. The offer from the lender seemed to be killing my profits as it will take 5.5% in interest + ~5.5% principal payback + escrow account. On face value to me it looked like a terrible deal. However when I ran the numbers and compared non leveraged ROI vs leveraged ROI they were actually almost identical.

So it seems like its actual a good deal, especially if I used the cash out funds to invest in a better ROI property.

example. pre mortgage Net Income was $1000 on $100,000 capital for 10% ROI. Post mortgage Net Income is $500 on $50,000 capital for same 10% ROI. So although I am getting less total dollars per month the ROI is the same.

Just try to do better ROI on cashed out dollars right?
