My wife and I are doing research on purchasing a STR place in the Garden Valley, ID area, probably in the Terrace Lakes resort area specifically. Are there any members from the Boise area who own a STR place up there and would be willing to let us pick your brain over coffee or lunch? My initial research indicated that the market was good for only about 50 nights per year. Thanks.

Hi Drew.  Following as we are looking at purchasing a resort cabin above Boise this summer/fall and worry about the seasonality of it all too.  Airdna.co doesn't have any data on the area we are looking into but local property management companies suggest only 50 nights a year which isn't enough to make it work.  Best of luck to you.  Had meetings in Park City last summer and was absolutely gorgeous!

Hi All,

My better half and I are going to enter into a 1031 exchange this summer.  We are newbies and this will be our first exchange.  The surrender house is in Twin Falls and looking to acquire another investment property up in Meridian(where we currently reside) or purchase a cabin for a short term vacation rental in the Crouch area.  Can you Idaho guys recommend a good title company to assist in this transaction?  We were looking into Pioneer Title but they no longer have an office in Twin Falls.  Was told it would be more expensive to complete the exchange if you have two different title companies completing the transactions.  Is this true?  House will probably on the market in mid July in Twin Falls.

Got two quotes back today @ 3.875% with a savings of about $110-$115/month.  Break even is about 42 months with $4800 in closing costs.  Probably not worth it if we are going to 1031 in the next 2-3 years but might pencil out if we decide to hold closer to 4-5 years.  Thanks for all the input!

@Kyle McCorkel  Yes, the TF market seems to be heating up quite a bit.  My wife does a wonderful job with managing the property but will probably only do so another 2 years give or take before we go to a PM or sell the asset and do a 1031 up here in the Treasure Valley.

I agree with the others above. We did this once and it was a struggle about every other month to get rent on time. They ended up blowing through their security deposit anyway. I probably should have asked for another 400 or $500 more!

Hi all,

My wife and I have live in Boise and have an investment property in Twin Falls that we put into service about 6 years ago.  Our goal in real estate is to have enough monthly cash flow to pay for our primary mortgage each and every month.  We are currently listening to podcasts and reading forums when we have time to educate ourselves.  

In the meantime, our question is about a refinance on the rental property in Twin Falls.  Is it worth it to refinance and recast the loan if we are looking to do a 1031 exchange to a property here in Boise/Meridian in the next 2-5 years?  The refinance will bring in about an extra $165/mo as we have 4.625% now and can maybe get down to around 3.5%.  I figure it will take about 2 years to pay off the refinance and the current family just signed another 12 month lease beginning July 1st.  Monthly payment is $882 and will now rent for $1135/mo.  

Also looking to buy another primary residence in the next 3-5 years as well as our current house that we live in now has great cash flow potential.  

Any thoughts comments would be greatly appreciated.
