Thanks for such a quick response. Also, thanks for encouragement! I appreciate the offer of help! As I said in my post, I've already found the information I'm reading very informative, so you're already helping out.

Well, one of the plans I've got involves Home Seller Assist. Have you ever heard of them? John Alexander is the founder. His plan in these times seems to make sense to me. His private investor funding system allows us to approach deals with a little clout.

Anyway, I feel like I'm going to enjoy being here.

Hi, my name is Yoshio Sugawara. I work with computer software. I'm 55 and have loved living in the Pacific Northwest for about 14 years. Ironically, as I write this, we're having the worst 2-week snow storm ever, some say. I still plan to at least keep a place here for visits.

I have to admit I've been involved in real estate investing pretty much as a 'thinker' rather than as a 'doer'. I've got courses upon course in my office. I'm trying to make much more of an effort to change that by getting involved in forums like this. I'm already finding that there are much more experienced members here, so I should learn a lot. Hopefully I'll be able to contribute, as well.

I'm not sure what you exactly mean by 'outsourcing', but if you are looking to facilitate short sales for a profit, here's another tool I hope you find profitable. The program is called Home Seller Assist started by John Alexander.

Go to the link in my sig for a much better explanation, but he has an investor network willing to fund short sale purchases for you. Cost of funds is 1%. You have to line up a buyer, who takes possession at a double close.

It isn't illegal. You just have to deal with a title company/real estate attorney who's familiar with doing them.

The investment group I work with, their web site is in my sig, works with one out of the Houston, TX area. I'm not sure if they'll work with you if you aren't a member of this group or not.

I've been looking at Northeastern Brazil. The area around Fortaleza to Natal. Even though Brazil's stock market wasn't immune to this world-wide economic downturn, Brazil still has a lot going for it economically. Specifically, this area is being targeted by the Europeans, right now. It has the unique geography of not being in the path of any hurricanes, enjoying great weather most of the year.

I haven't visited to check it out first hand, but I plan to. When I do, I'll give you a report.

I haven't visited in person, like Shari did with Costa Rica, but I've been reading a lot of good things about Panama myself.

As far as I'm concerned, an additional strength not listed by Justin is the variety in climate available in Panama. As Justin mentioned, because of the Canal expansion project, Panama City is a growing desirable area. However, if you don't want tropical weather, the Boquette area, up in the mountains has a milder spring like climate. Also, I've heard that if you don't mind roughing it a bit, Bocas Del Toro is a nice expat area.

I'm fairly new to all this too, so keep that in mind reading my comments.

Judging from the lack of activity since the 17th, I guess you didn't pursue this particular deal. If that was the case, I agree. David's advise was invaluable.

Should you be interested in attempting this again, I have access to investor funds to facilitate a cash offer on short sales. I would negotiate the sort sale, but then sell it to you. You just need to be pre-approved with some lender. Just like Mark said, "it's all up to the bank to accept or deny the offer". Cash isn't required, but if the bank has a choice, they'll choose cash.

As I said, I'm new to this, so if anyone else in this thread, David, Mark, Scott, Caitlyn could check out my source (in my sig) and let me know what you think, I'd appreciate it.
