Combine water, gas, electricity bill into rent. Current tenants are long term and have exploited the lease as we wrote it: lease payment if not paid has consequences. Reimbursement of utilities due at billing, no consequences if they don't pay. Now tenants are two months behind in utility reimbursement. No consequences, except my own.

@engelo rumora   I've been there, also.  Lots of money to shady contractors who are in abundance in Hawaii.  There does not seem to be a venue for owner/managers of luxury properties.    I have created an alert for the word "luxury" (over 17 in the past several days) but that does bring me enough posts in this very specific area.  I consider the money lost as my MBA education that I will never have, but I have learned ( a euphemism for having crawled through broken glass, under barbed wire while keeping my head ducked from constant fire) from interacting with tenants who expect the ultimate in service.

I am not giving legal advice here: this is my opinion. Ask everyone over 18 that will live there to fill out an application. Then you avoid this determination of qualification. You can also put in the lease if a guest stays over 15 days without the written consent of the landlord, the tenant is in breach of the lease. That gives you leverage over "guests" who are actually living there.

Same thing happened with my rental, so I dropped the price significantly. I have a renter finally.

Hello Landlords, my husband and I just invested in a rental property in Hawaii. SFR rentals by owner are very popular here, but lessees are hard to come by in the long term market. Short term market is lucrative but also very competitive. Suggestions? Thoughts?

This is not tax advice, nor am I qualified to offer anything that can be considered an answer. I have heard of loss carry forwards, If the person makes a adjusted gross income of under $75k. Check with your CPA.

Did you succeed in getting the tenants to move out? Also, are you continuing to rent or did you sell? My husband and I just bought a property in Honolulu and have not leased it yet. We had a rental in the Bay Area and hope the real estate law climate is more favorable here.
