Hello everyone.

I am here daydreaming during my 9-5 day job but contemplating in taking a development project of a lifetime.
Putting my thoughts and numbers here and hope you guys would give me a sanity check.

My background in RE: Have about 10 years of experience as landlord for a few rentals as side hustle.

The project I am envisioning is the development of approx. a dozen of townhomes in a fairly desirable side of Atlanta, GA (e.g. Sandy Springs).
The ballpark numbers
Land = 1mm.. previously approved for 12 townhomes
Constructions = 2.5mm.. Using estimates of approx. 1mm per building of 5 units. ~1800 sqft each
Land + construction = 3.5mm
ARV = 4.56mm..  ~380k per unit X 12
I am sure there will be other costs associated with financing, sales commissions, marketing, overhead, etc.

Have anybody done this type of development? What are your thoughts? How did you learn to take such challenge?

@Derek CaffeThanks Derek.  Yes would need to look up further on the zoning laws for each county or incorp city. 

I do notice renting separate unit is being practiced.  Not necessarily ADUs but basement apartments.   Saw the listings for a couple of 3-level townhomes in the Northridge Crossing area in Sandy Springs (Where the Zoning is RT-3 | Residential Townhomes?) that have the basement rented out as a separate unit from the main house. The Basement unit has separate exterior entrance.

In the scenario of a stock market crash, or major correction (maybe just stagnation), what are your thoughts on the impact on long term rentals? I see different opinions in google searches.

1. What is the impact to the demand in rentals? Increase in demand due to potential foreclosures?

2. How about on rent pricing? If inflation spikes, then i’d think the rent would also increase. But in a stagnant economy, renters may not afford increase

3. Real estate value. This may be a temporary concern only if the plan to keep the rental long terms Wonder how much of the value will drop. If there inflation, the price will try to catch up I think.

@Brenden.. Thank you for the input. It is very rare. but I did see a SFR property in Cobb County having a separate "apartment" unit with separate driveway. Even my agent did not have much information on the legality of this.

In some estate in the West such as CA, WA, there are specific rules and overall, it is allowed to rent out a guesthouse (or ADU - Accessory Dwelling Units). Often, the ADU is converted from a garage and rented out as a separate unit.

What is the legality to renting out ADU's or guesthouse or basement as a separate unit from a SFR in Georgia? Particularly in the Atlanta metro area such as Fulton, Cobb, Forsyth? Know anybody who had done this? How the utility is handled? Appreciate your feedback.
