Post: Any Appreciation Investors Out There?

About 10 days ago, I started a thread comparing investments in Cash Flow versus Appreciation properties.  The response was overwhelmingly in favor of Cash Flow.

Are there ANY investors investing for appreciation out there?  If so, I would like to hear why you chose this path?  Secondly, most appreciation properties are in regions that are expensive (i.e. San Francisco, Silicon Valley, Boston, DC, NY, etc.).  This would mean a less diversified portfolio.  Is this a better option?

I am very intrigued.

@Jay O'Loughlin  I imagine you are part of Real Wealth Network if you received the "Renters Warehouse" email.  First of all, I have not received any updates the Brian Jackiw, the lawyer who was trying to do a class action case against Mack.  He has gone quiet so I am not sure if he's given up.

As for Renters Warehouse, I have spoken to them and may give them a try.  There are mixed reviews here about them on BP.  Feel free to PM me.

Truth be told, this has been a discussion (ah hm... spirited exchange) between my significant other and me. She had invested in several out of state CF properties and ended up losing money on all of them because of repairs, evictions, bad PM, etc. She sold them and concentrated in one Silicon Valley SFR and the appreciation has skyrocketed.

I was in the camp of out of state CF initially until I saw the ROI on her property. Now I may be seeing things her way.

It is great to get differing points of view here on BP.

It seems like many podcast hosts (including Josh and Brandon on the BP podcast) promote investing for cash flow instead of investing for appreciation.  I understand the economics and the strategies for positive cash flow.  However, speculating on appreciation could yield much bigger returns and in a shorter time frame.

For the San Francisco Bay Area (including the Silicon Valley), prices are continually going up even though many cash flow investors think that it can't go any higher.  I think that as long as the job market continues to grow, there will be continued demand, and thus the values will continue to rise.  Let's face it, Google, Facebook, Apple, and the like are not going to regress anytime soon.

I would like to hear what other investors are thinking... Cash Flow?  Or Appreciation?

@David Ho   I know you don't have a horse in this race, so thanks for keeping the BP community informed.  Is Brian pursuing a class-action?  The investors will easily win the case, but will the investors be able to collect if the Mack is in bankruptcy?

So I have been corresponding with Brian Jackiw.  There is no "next step" as of now.  @Anthony Dante, you may want to reach out to Brian to get informed.

Based on the link that @David Ho provided, I don't think we will see a penny of the money that Mack owes us.  I hope the IL's State Attorney General would seek criminal charges.  The article already said that fraud is involved.

It is now public that Mack has filed Chapter 11.  Through these forums (via David Ho), I was introduced to a attorney representing creditors.  Connect with me and I will pass along what I know.
